Note that if you don’t enable the RICO mod it’ll default to the ‘Academic Library’ asset under Monuments.
6.2K tris may seem large, but given the footprint, the ‘weighting’ means this isn’t a bloater – check out the third screenshot.
I’m lazy, and was looking for some big space-filling warehouses to satisfy industrial demand, hence this addition to the Workshop.
No custom props used – decoration at your discretion. I can recommend Spence’s sign pack which can be used to add a bit of variation to the facades:
