These houses were intended for infill development in already established micro-districts, although there are cases when they were built in the absence of a lack of free space. Moreover, the uniqueness of the basic model made it possible to create about 10-15 new types on this basis. II-68-01 were developed in the late 60s as a replacement for the last block houses on the basis of II-18 and their modifications I-209A. However, in many respects, this is a completely different house.
The main advantages of the series include the presence of spacious fire-prevention loggias, a cargo-passenger elevator, as well as increased areas of apartments and isolated rooms in comparison with earlier block series. Also, there are practically no load-bearing walls inside the apartments, which is a tangible advantage compared to panel houses in the implementation of its repair and redevelopment. The disadvantages of the series include rather low ceilings (2.48 m.), Which, in general, is a distinctive feature of block and panel houses. Also, for series with the execution of external walls made of lightweight aggregate concrete blocks with a thickness of 400 mm, a significant drawback is their inconsistency with modern thermal engineering standards for the northern climatic zones of the country, which is a problem for almost all block houses and can lead to freezing of external walls.
